I don't have a clue as to websites, but you may have problems using "We Buy Houses" in you name or you site as I believe it is a registered trade mark under a franchise.

Find the property, get the comps, negotiate the contract get the contract signed and then find an Investor who will buy the contract basically at a mark up of what you negotiate the price.

If you see water marks inside the building, there was definitely water pooling up in the attic.
