However, we do charge for appliance rental ($25 a month) we also, charge the tenants for damage they caused (broken windows, hole in the wall etc) but we do offer the repairs at a discounted rate if they call us to schedule the repairs instead of a third party company.

The toilet works ok, but it is leaking from the tank, apparently through the two bolt holes that secure the tank to the bottom part.
