I’m specifically looking for help with bird dogging and wholesaling as I am under 18 and only have a low 5 figure amount of capital and am looking too build more so I can acquire my first property as soon as I turn 18. 

Is there a way to get in contact with somebody who may want to do the legwork themselves and give me a bit of a cut for finding the property, sort of like bird dogging without the possible legal ramifications that vary state by state?

Can anybody confirm if this is normal or bogus behavior from a lawyer?

When actions don’t have consequences this is the kind of behavior you see.  

You can also have the tenants deposit the rent at your bank instead of your dropping at your office.We charge a $10 Processing Fee for mailed rent, $3 if paid at the bank and $0 if paid online - encouraging the preferred behavior:)

But don't do the BS of having a dog and pony show where you have a house open for an hour and invite 15 contractors to come bid. 

I've been lucky with good tenants, no evictions, no major damages (dog smell and fleas in carpet though was a pain).

Couldn't make the car payment because the dog ate the credit card they were going to make their car payment with, and then the sister in law stole their last beer, so you know they had to make a choice... whatever. 

This may incentivize them to leave or at least get you a larger judgment later that will dog them for a long time even if they don't pay it.
