@Simon Obas - I would always recommend to tear it off and start fresh, it's ultimately the right thing to do in my opinion. 

The fact that there are two of them doesn't entitle them to 1/3 EACH for delivering one slice of the pie.  

I just have everything ordered and delivered direct to the property.

If the box isn't checked, possession of the property must be delivered to buyer on possession date and time specified. 

Are tenant turnover costs (e.g. fresh paint) included?

Basically I have signed and delivered a promissory note to my lender/partner for the property that he is loaning me funds for.

As for your first response, I am going to read that again tomorrow with fresh eyes and start looking into the area.

The house has original craftsman details throughout the home and fresh, new paint to brighten the rooms.

There's lot of "expert" brokers that only know how to spell OZ and what ZIP codes it's used in.I'm not an expert, but it's more than putting a fresh coat of paint on an old building - You need to do some pretty sizable (to the point of total rehab) CapEx.
