If by the time you complete a background check, credit check, employer verification, conversations with previous landlords, an application fee, deposit and personal interview you're still having problems with your tenants, you're doing something wrong.And if you're unsure about being a landlord in general, then you can either put people on month-to-month leases so you can quickly get rid of them, or hire a property management company to manage it for you.While the landlord laws may look great in some other states, you'll may also be missing out on all the fabulous appreciation that can be experienced here in California.

Depending on how much I think I can afford when I make the conversion, I would like to be able to install those instead.

(Garage conversion, etc). 

If you just try to go build a custom site out the gate, I suspect it will not work out well.However, don't mix up two concepts: (1) SEO rank, and (2) conversion rate.

@Paul Thompson has taught me a lot just from the conversations we've had at the meetings and has opened my eyes to the possibilities out there.

I have been doing my due diligences looking into direct mailing, finding lists, and so on...I am now looking into the phone call part, thanks to show 77 on the awesome podcast, I was able to see important questions to ask on the phone and how to lead the conversation thanks to @Michael Quarles.
