The rent comparables, expense assumptions and capex budget look reasonable, although I must admit I have limited knowledge of the market this property is located in so I'm relying on online sources to verify rents.

That's not to say that I'm under the illusion that I have any kind of comparative advantage over other investors just because I'm not afraid to gut a house to the studs, but I do believe it puts me at an advantage over most people looking for homes to actually live in.
