What I have seen in the research is to find a property you are interested in and compare to other comps in the same neighborhood.

I have been trying to find a rental in Austin and numbers are way off. Thinking of moving to nearby cities. What is your experience of this market as well as Temple.

“ cash flow returns” almost always compare horribly to a simple bank CD after you deduct for insurance, prop taxes< vacancy, capex, prop management (or your personal time.) etc etc etc. 

You could also get a couple different agents in the area to get you good comps on what to sell it for and compare on what they say the out price can be. 

If you're seeing less on comparable properties, my guess is that those owners or management companies negotiated a discounted rate to service all their properties, or some may even operate their cleaning services in-house and pass on the discount to their owner-clients.

If you do, could I ask how that has been going and has the rents been comparable to the payment standards advertised by the respective housing authority?

Just don't make the mistake of comparing what someone else profits on a role, to decide whether your compensation is sufficient or not.
