I know this is a common question, I've searched BP/google/etc, listened to podcasts, webinars for the past 10 months and see the pro's/con's for either way but wanted to get advice based on my particular situation. 

If there is borrower i would have attorney send out a foreclosure notice right away, no need to deal with trying to do a work out etc.

I have always sent or hand delivered to tenant a formal letter\notice at least 2 weeks before closing of the transfer of lease agreement, security deposits, and tentative date of the closing. 

You may be able to buy it at $215K, but how much more are you going to have to dump into it (roof, HVAC's, plumbing/sewer, electrical, common areas, parking lot, retaining walls, etc.). 

I firmly believe that this manager has a personal grudge against us as a result, and we were given a 5 day notice to vacate for violating the "noxious odor" section of the lease. 

Lease said automatically terminates on x date unless x, y or z and notice was only 45 days with no cause listed and not given the full 90 days required on tenancy one year and longer on a one year and 9 day lease.I suspect on trial the tenant prevails. 

These loans are available for 1-4 unit properties as well and are quite common for those with income restrictions since they consider the deal itself more than personal financials.

Of course, there are a variety of ways to invest in real estate, either direct ownership of the property, holding mortgages secured by real property, etc.While certainly not as common as stock market investing, this is very commonly done and has been for decades. 

I understand once his work ends, his housing ends.When I terminate him I am going to give him a 3 day notice to move out.
