Even if the listing agent is a broker keeping the whole side of the commission, for every $5,000 the price goes up he is only making another $150.

Where can I find a contract form at that does not need a realtor involved are commission?

Final details are:Purchase price was $30000Sold for $80000 (held property for 2wks)Profit $44000, after I take out my commission, the buyers commission and misc fees.Then I get pulled over by the police going to look at another property that night for failing to stop at a stop sign...buzz kill

So instead of "wholesaling" the lease option, just do a listing and get a 3% commission.  

Does anyone you know or heard of use those broker services that don't require you to split commissions, sell a required number of properties, etc. for a monthly fee?

i interviewed them both three times and i am really torn between the two...KELLER WILLIAMS - everyone says KW has a lot of expenses but whenever i ask they tell me there isnt much except for $80 monthly. higher commission, cap out at 25k and then i get 100% commiss.

I had just switched jobs from being a salaried employee to a commission only salesperson.  

This does not include holding,  financing and selling (i.e. realtor commission) costs.

I ask because I am possibly in the early stages of doing something similar with an investor and want to receive some equity in the deal while they have hinted at a large commission.
