In Austin, a buddy of mine and I were paying pretty ridiculously high rents combined to live in a newer building, so anything less than that is a huge bonus.  

My buddy Rusty, who is a commercial real estate broker, smoked a deal on a houseboat at an auction.

Buddy –Thanks for the advice on the Condo, which was our thought as well.

But I do know a buddy of mine does the same thing with his condo in idaho.....

@Adam Haman   I had similar circumstances.. started selling RE at 18  making 60k a year in 1975 when my buddies were pumping gas in CA for 1.35 and hour. 

An aggressive buyer agent can make sure the owner sees your offer, even when playing with the Cuban Mafia Agents (what I tell my Miami agent buddies they are members of).

I plan on house-hacking it, renting it to some buddies from college.
