I would suggest opening a checking with them as well and simply having it auto pay out of your account each month so you don't have to worry about it.

I agree with @Jonna Weber  - the first agent I worked with asked me to do drive buys from the MLS auto searches she set up for me and then she'd be happy to show the properties.

Second question,  if you buy a tax lien and the investor does not pay it off and you decide to start a foreclosure on the property, do you run the risk of other liens on the property such as mechanic liens, IRS liens, etc.  

The mechanics are easy, but there are other considerations.
