Full time IT engineer, but work from home :)currently ramping back up in real estate,1) learning the DFW areas I want to target2) reviewing MLS and visiting a few properties a week3) networking/reading at BP during boring meetings4) at night, preparing website and direct marketing strategy. 

My wife recently quit her job and has been visiting the local (Brevard County, FL) auctions. 

Russell Brazil my thought is that they if they spent an hour on research and found it was zoned commercial then why visit the property at all knowing we can't move forward?

Pete for a number of years after college.Every time I visit (Melbourne/Vero) I think about buying an investment property and every time I come away with the conclusion that I don't want Florida real estate climate change exposure. 

It's amazing to hear how much you might find by taking it slow and visiting areas, and you might just find something that hasn't hit the MLS.Do you have any books / further reading on landlord-tenant laws in WA/King/Snohomish counties you could share?

I live in San Diego but travel to Augusta/Thomson to visit my family.

In the meantime we had Hurricane Irma pay a visit and many rainy days making exterior painting impossible.

Visit other properties in your neighborhood. 

In our market (AA county), deals are done without even a preliminary visit to the property within hours of the listing being "public".
