Someone emailed   a pre-screening form Sunday  who said her family size is 5-6 people and total gross income was only $3,100/month (above my preferred  income requirement) . 

While the option presented is expensive...a just as risky option, IMO, is to get a 0% APR credit card, transfer a big balance off of it to my account and use that as my skin in the game for a HML.What are your thoughts?

I know not everyone does, but with the right systems in place you can be almost as busy during the summer months as you are in Ski season.

I tend to use cap rates to compare investments (some people hate that SFR isn't traditional commercial, but IDC, it's apples to apples without worrying about debt service and credit scores and APRs, etc. . . )
