You'd be better off pulling data from Propstream and have a VA dial through it to set appointments for you. 

I am not in Texas, so I can't answer this specifically, BUT- your state should have a tenant-landlord guidebook, it's published by your state attorney general.

He probably has an unlicensed assistant for paperwork, setting appointments and putting listings on the MLS.  

Get the latest edition of Nolo Landlords Tax Guide book and read it (http://store.nolo.com/products/every-landlords-tax-deduction-guide-dell.html) - regardless which route you chose (plus you'll know more than many CPAs about the subject).

You have to be sitting at a table and not standing.To make the appointment, you need to tell your contractor in a polite way that you made a list of issues you want to address and you want to get those issues resolved.

Good luck when you're down here and make sure to call the city planner to see if they are accepting in-person appointments right now during COVID.

As @Justin Thorpe correctly pointed out I am self appointed economic expert!  

You can visit 100 tenants in a multi-unit property in one trip, or waste your life making 100 appointments and 100 trips to meet with 100 SFR tenants.

If you don't do your research beforehand, it may take a few days to secure an appointment, unless you call every single tradesman in the area.
