I am intending to invest in the four plex as a long term hold while updating each unit as a tenant moves out.

Also maintenence at 3% is probably low unless it's completely updated and fairly new property.

While making it livable is obviously necessary, maybe a few things that could be added to keep appeal in mind- basically putting you in line with area comps/level of finish.Good news is that there are a few updates that can be pretty inexpensive like paint and carpet- although carpet isn't usually a go to in recommendation for a rental , but I realize that laminate is more costly. 

Luckily for me I know how to look at the inspection report as it is updated live online at the county website.

Holding for a few years, and minor cosmetic updates.

Updated basement and added nice touches to kitchen.

I am adding basic grade stainless steel fridge, standard washer / dryer, and possibly sand/paint cabinets to update it a little.
