Investment Info:

Single-family residence buy & hold investment.

Purchase price: $145,000
Cash invested: $5,000
Sale price: $190,000

Purchased this property as an estate sale, fixed up with minor repairs inside and sold a few years later.

What made you interested in investing in this type of deal?

This was an estate sale and seemed like there was instant equity in the property. We lived there for a few years and then purchased another estate sale.

How did you find this deal and how did you negotiate it?

Worked with a real estate agent.

How did you finance this deal?

Traditional lending at 80% with 20% cash down.

How did you add value to the deal?

Holding for a few years, and minor cosmetic updates. I replaced kitchen cabinets myself and refinished hardwood floors.

What was the outcome?

Sold for a profit and invested in another house.

Lessons learned? Challenges?

While I made a profit, I should have held on a few more years!
