@Kevin Tillery - Correction - Recording the Joint Venture agreement clearly did not cloud title or it would not have closed. 

The grout joints just don't seem to turn out all that well. 

I currently require all my tenants to sign up for ACH transactions on a monthly basis, but weekly would probably make it easier for the tenants.I have the capability through my bank to process ACH transactions.

You can help wholesale someone else’s deal and spit the profit/ joint venture.
