Most lenders do not like condo-hotels since they are "risky" and have a higher default rate than owner-occupied mortgages. 2- Miami is not the market to "get a fire deal".

My initial thought would be to evaluate it like a hotel, which is usually evaluated with a payback period, but in a hotel deal the investment usually includes the land and buildings, which have significant value on exiting.

@William Pratt hotels and vacation rentals have much higher ROI then conventional rentals.But your also in the hospitality and costumer service business so if you are any good at that then vacation rentals are a great way to go.
