If anyone also knows of any websites where I can do some research on hotel demand and occupancy rates for a particular area I would greatly appreciate it.  

The premium is there because some of these tenants treat the home like a hotel.

It would cost the company $12,000 a month to stuff eight men into four hotel rooms during the cheapest month of the year.

You may be able to get some insights from hotel and resort stats in the right segments? 

Similarly don't necessarily copy STR or hotel style staging.

I don't know of a good resource to find out if the hotel is non-warrantable so hopefully someone helped you out with that.

Virgin Hotel.

Most lenders do not like condo-hotels since they are "risky" and have a higher default rate than owner-occupied mortgages. 2- Miami is not the market to "get a fire deal".

My initial thought would be to evaluate it like a hotel, which is usually evaluated with a payback period, but in a hotel deal the investment usually includes the land and buildings, which have significant value on exiting. 

@William Pratt hotels and vacation rentals have much higher ROI then conventional rentals.But your also in the hospitality and costumer service business so if you are any good at that then vacation rentals are a great way to go.
