She should be helping you to evaluate the property and neighborhood, understand whether rents are where they should be, run comps on the property, negotiate price and terms with the seller, coordinate the contracts (including terms and contingencies), ensure you're having the right inspections done (property, lead paint, radon in air and water, etc) and serve as a buffer between the parties, especially when things get tense.Good luck!
