Commercial-specific calculator, multiple investors

I'm very familiar with the calculators on BP. I'm looking for something that is designed specifically for commercial property and that can calculate returns for multiple investors.

I'm looking at an investment that includes a restaurant (the space and the business), a retail store, and a large 3bed/2bath apartment with excellent rental history.

I have 20% to invest and will be looking for other investors to pony up 80%. I'm a REALTOR and Property Manager so it will me putting the deal together, closing it, and managing it. I will not only manage the property, I will manage the restaurant business.

I am looking for a calculator that can help me calculate my fees for each step, overall return for each investment (restaurant, retail, apartment), and returns for each investor based on their investment share. I've been looking and haven't even found a calculator that's specifically designed for multiple investors. I could create my own but i'm really busy and lazy. ;)
