Uncle Sam made me a deal though, since I opted to deposit an additional $13,000 into our SDIRA's , ($6500 each- husband and wife) He took 28% of that deposit and reduced my taxes by another $3,640 guaranteed return!

@Fred Sams  Since these reimbursements are a one-off event, I would treat them as, effectively, a reduction in the price of the property; and then I would re-build the pro forma using the actual revenue and expenses for the first and all subsequent years.

Jared,If the amount owed is 225k that needs to be the selling price, our company LeaseOwn Homes does a 3 year lease and in the addendum it states if the value has not reached the purchase price by the end of the lease, the lease will extend another 3 years or until it reaches the purchase price.We also add a home warranty from American Home Shield and it can be paid for monthly and we add it to the new Tenant Buyers Payment as they are the ones being protected.We use an escrow company to service the payment, they collect payment, pay lender and deposit our profit into our bank account.

One thing of value I got out of reading that new zillow book was the authors cited a study that claimed that helping low income Americans buy homes often did not create the affluence desired primarily because the area they purchased in did not go up in value as expected.

Can always call out a company like American Leak Detection, they'll be able to determine if there is any pressurized leaks and they are pretty resourceful at finding leaks if they're not pipe related.
