I've been actively watching, I'm past my cooling off period and think I'm ready to invest!

I've been watching it since October when it was 129k.

I would watch the areas where the brick edge meets the grass; the grass has a way of growing past the edging like that in my region - I know you will have different grass varieties growing there so it may never become an issue for you.

Also people are like watch shows, do other stuff, but I think it is boring and would rather be making money and another income source is good for when you have those stretches of 3-4 weeks when you don't close deals !

As a fellow Floridian (we're all transplants to some degree lol), the best advice I could give you is to watch out for the Florida market. 

I have witnessed and been the victim of many actions by the board I would consider questionable, if not downright irresponsible.Our board engages in practices that are not in the best interest of the HOA members and I'm very curious if there are any "HOA Watch" style sites that allow the establishment of a forum SPECIFIC for a particular HOA community where the members can collectively compile and share information that is otherwise known by individuals only.

I have been reading articles and watching videos on Bigger Pockets for a few weeks now.

I sit and watch local folks selling these low end deals because the numbers( entry point for newbies and they t know any better).
