Affordable homes are a 2 hour drive away during traffic.

That is a lot of traffic in a small window of time.  

Traffic here sucks, but, your guy's weather is awesome vs.

STR is a real historic problem due to bad guests and heavy traffic. 

Additionally they will look at the drive thru pattern traffic flow versus parking in front of the store for any traffic flow pattern issues.

I decided that I needed to work on my exit plan from my current job and I bought this interesting book called "How to Invest in Real Estate: The Ultimate Beginner's Guide to Getting Started" which led me to finding this forum and the BP podcast (I try to listen to daily--it's a great distraction from traffic driving home from work).

The two units in question are both located in Miami Beach area in high traffic locations. 

Put them up not only in the normal, high traffic places (corner of busy intersections, highway ramps, etc), but also put them up in nearby home depot/lowes parking lots (where rehabbers are likely to frequent).
