Having a tough tenant pool to select from can make things challenging.I find that my OOS investors do best in a $70k-$90k range.

@Greg Dickerson One of these options may have been in the same vein as what you're proposing although, if selected by the seller, there would be several details to iron out.

The landlord should have selected an older blue collar type.

If it takes extra week or month or whatever, spend that time educating yourself and understanding what you can/cannot do, then select 2-3 providers that offer such services and speak with all of them and their references to make an informed decision. 

I think Andrey and Brian nailed it with selecting the right renters and getting everything in writing.
