In our state $50 late fees would not be legal, either way seems like a scummy way to do business probably why so many hate landlords now a days, if its legal all good but not how I run my business. 

Even if it seems they may have caused the mold.

I am afraid if you are chasing cash flow and associate cash flow with lower risk, you will wind up purchasing in a lower barrier of entry/lower cost market where cash flow may seem better on the surface but the real estate is riskier unless the market experiences significant appreciation.  

I can get a lower mortgage payment even with my money down that will help build my savings, and many of the town homes seem to be newer/renovated inside.

All they were doing is painting small 1 bedroom units and cleaning.   22 especially seems egregious but just wondering what other people are experiencing.

I’ve looked up bloc or cloc and I understand them but the cross state stuff seems to be an issue and I’m curious if any of you experts have any advice.

Giving an agent both sides of the deal seems like a way to get a better price, but if the agent is acting ethically, it shouldn't matter, in which case, it is better to get your own agent. 

Michael Blank seems like a great guy, though I haven't met him.

It seems to me like the push to quadruple Colorado STR property taxes is softening quite a bit. 

That seems weird to me, I mean…why does it matter if owner live in it, or if it’s a rental?
