I saw your post because I have a keyword search set up for "self storage" as that is the area I focus on. 

So you might want to search your county public records to verify sale prices. 

Whenever I need a contractor, I just do a search in the group--of course, I still verify with the person that recommended them and my own vetting process which includes a CCAP/License (if applicable to job) and insurance check. 

I would read a few real estate books (you can find recommended books by searching them on here).
