@George Fitz Yeah, prices have had a general downward trend over the last decade with the end of CAMP (the semi-militarized air raids on outdoor grows) in the area, as well as a ton of a ton of cheap, low quality marijuana grown by Mexican cartels, mostly on public land flooding the market.

I've been reading and listening to the podcasts these past few days and the quality of the information here is simply second to none.I'm learning so much every time I visit the site, I wish I had found this site or done some research when we bought our home back in 2009.

If you have it under contract, put the address out there so you can get some quality assessment from people here. 

I like them, they are a little cheaper than the big guys, but I think they do a quality job.

But I loved the quality of building materials in many of these old homes and expect them to be there in 2114 and doing just fine, provided the planet is still here.

I am testing the waters to see if BP members think that I would have any trouble selling a duplex, in a small town, completely renovated with brand new, quality Section 8 elderly tenants in place.  

I love my work as well and this has allowed me to buy in nice stable neighborhoods with quality tenants which makes property management interesting and enjoyable. 

They sometimes start out decent then quality of work goes down or prices go way up.I would welcome any referrals from people here who have good handymen /contractors that they can refer who have investor/rental/rehab level pricing.
