I don't see how having this seller note would prevent you from getting an FHA loan in the future.

You did the right thing by not letting them in under any circumstances, if they had 2k today they could have had it earlier and prevented this mess. 

Insurance stops the leak, a good contract prevents the leak.

Not having a network has held me back and prevented me from finding opportunities and meeting potential mentors/friends/business partners.
