Selling a Duplex in CA during eviction moratorium.
I am selling a duplex in the Sacramento area of CA.
Both sides are occupied by tenants with fixed (predictable) income whom I have a good relationship with and have paid their rent on time for the past 3 years. They are now on a month-to-month contract.
I put the duplex on the market have have 3 FHA offers over asking. To prevent a parade of people coming into the house during these times we have done inspections and 2 of the offers are willing in to sign off on the inspections we provide. I know that an FHA loan will require the buyer to move into the home so at least one to the tenants will need to be evicted. I am not sure how this works due to the eviction moratorium. I'm not sure how these type of sales work and am worried that the moratorium will prevent the sale leaving us with no sale and a pissed off tenant.
Any advise is appreciated especially with someone who has had experience with deals like these.
