The factors I'm thinking about range from "location", "amenities", "used vs. new", "lot size", "pool, etc.".

Depending on your size of operation, this time consumption can really start to add up.  

I agree that there are a lot of investors in this area considering its population size!

It is 1200 soft though, so fairly large.I would say you could do between $620 and $700 assuming it's reasonably sized.

Are there any agreements or templates available to help protect me when handing over the other portion of the amount thats needed for 20% of the purchase price?

Also the rent was paid in cash and I was only given paper receipts which I didn't retain (or will have to dig to find) Do you think it will beneficial to work out a system with relatives where I pay a portion of the rent and they keep it documented?

@Clinton Files the bank will need you to pay them for that portion of the loan (assuming that the verbage of the loan allows for it).
