He's a solid person, with a good track record on turning around property, and is putting together an appropriate package on each property he is going to seriously consider. 

I have used a good number of software packages in the past.

An investor is a lot more likely to have all these skills than anyone I know.Put together a package for them to get, say 5k, for finding the deal and running the rehab and paying them $50 a month for the PM work and I think you can end up with a far better investment than what those turn key companies are providing.

I would like to get into ground up development and presenting a full package to investors as the GP/Contractor.
