Can someone describe the mechanics in detail?

They then have the landlord fill out a voucher where you will detail who pays which utilities and how your mechanical are configured. ie. nat gas steam heat vs. heating oil on a force hot air system.  

Rare to find lenders who want to do a loan with possible mechanics liens. in an LLC with a partner to do this.

In a house that doesn't need structural/mechanical work, I can't imagine this not fixing everything that needs to be fixed.

If I'm competent on the mechanics, then I can easily tell if someones blowing smoke.

Since we then need to get into the meat of the mechanics of the transaction, a poorly executed wholesale contract doesn't hold up to much scrutiny. 

Do a search and find out what the requirements are for filing a mechanics lien in your state.

(You might have even done a little better, as I've hear Memphis Invests does a pretty good job with their rehabs and does not ignore mechanicals, like HVAC.)

Have you been able to inspect all of the mechanical and electric to see if they are newer?
