Okaloosa Island, Destin, Miramar Beach, 30A (Santa Rosa Beach / Dune Allen / Blue Mountain Beach / Grayton Beach / Seaside / WaterColor / Seagrove / Seacrest / Rosemary Beach / Inlet Beach) and Panama City Beach are all great for short term rental investment. 

So when you are looking at future calendars, they can fool you into being lighter.

We actually highlighted, by color coded paint (Yellow, Blue, Red), the Gas, Water, and Electric main shutoffs, and pointed these locations out as well as when/how to utilize them at the move in inspection.

This is a good start for where I buy real estate.I know this is meant to be somewhat of a joke but states that lean blue tend to be much less landlord friendly.

It could be highlighted in blue and underlined or something.

Focus on deals requiring lighter rehab in good rental sub-markets. 

We’d like to be close to Blue Ridge as this will be financed and used as a vacation home as well but the price point is the reason why we are looking at surrounding cities.

Little things to look out for are: cars parked on the grass, the style and age of cars, yards with high and unkept grass, cyclone fenced front yards, houses that need painting, blue tarps on the roof.
