I show comps and items that I have upgraded when I do meet an appraiser, so they know that I put in flooring, windows, kitchen or whatever. 

Looking for recommendations on kitchen contractors.

There is 1/2 bath in serious need of some rehab and kitchen floor needs to be redone. 

I and most of the people I know have left or are leaving for political reasons, but there is still a window of opportunity for investors.....I don't think it lasts forever, but certainly for a few more years..... 

I would only need foundation, exterior framing, roofing, siding, windows, and exterior doors done.

Anyone know of a warehouse that carries prefab countertops and kitchen cabinets that are a notch above HD / Lowes cabinets that are ready to assemble? 

One needs a new roof, new HVAC and an electrical upgrade along with all the other general items like kitchen remodel, flooring, paint, etc.

Need durability for long term rentals..I mean no insult, Debbra, but do you know enough about kitchen cabinet construction to decide what's a good-quality cabinet carcass and what isn't?

Sometimes working in the rehab setting you get an advantage with spending more time with patients than an MD, I don't bring up that I buy RE with every patient, but if the conversation naturally flows that way and they talk about it it can leave a nice window.  

We completely renovated it; moved walls, added walls, doors, trim, floor, windows, basement remodel, all of it.
