I have remodeled everything in the house (windows, doors, bathrooms, kitchen, floors, plumbing, electrical, hvac, siding, landscaping) and turned it into an open concept What was the outcome?

Purchase price: $570,000 Cash invested: $114,000 I designed and remodeled this home and turned it into a cash-flowing rental.

.* Has an 8' x 4' only communal bathroom (probably unpermitted) in the kitchen.

Now that I'm in the house, I'm repairing and remodeling the kitchen, bathrooms, paint jobs, etc.

I do have a disposal, but no flies in the kitchen.

My wife called 911 and I grabbed a kitchen knife. 

Then finally I moved into just one room and the kitchen and we deducted about 1/15 from the business return.

The RE agent also was disappointed that she overspent on the property a bit and her overpriced kitchen remodel didn't pay back like she wanted, I think. 

I'm curious why you didn't have the LVP flow right through to the kitchen rather than putting vinyl in the kitchen and requiring a transitions?
