In both Mass and Maine where I'm licensed, the exam is incredibly easy. 

Again, why is the seller so motivated? 

Some people are strongly motivated to sell their house quickly and can't/won't spend the time/money/effort to go through the steps to list their house. 

I've not personally utilized this team for surplus/fund recovery, but they've been incredible for anything I've ever needed with law/real estate.

I have only seen it make sense when the location of the existing park was so incredible that the intense amount of time, money, and effort was still worth it.

I do what's called point list stacking which is where I find all the motivated sellers in an area, give each of the different pain points a different value, add up those values, and market to them till they tell me to stop or they sell.

I haven't seen anything that indicates people do, but I was thinking it could be a good strategy if one is motivated to get an agreement in place.
