No other fees for HELOCS and all the banks I looked at paid for the appraisal for either the HELOC or the home equity loan with the exception of Quicken loans, Quicken charged a flat fee of $400 to cover the appraisal whether it cost more or less to actually get it done.

There is a home warranty offered.. do you think that will cover anything that could go wrong?

That sort of business is in heavy demand, and will likely cash-flow itself early on.

This obviously can't completely happen the first meeting, but you want to try to figure out who the so-called "heavy hitters" are at the meeting and gravitate towards them.

All that being said, it is vital that you work with a securities attorney to make sure you CYA (cover your a$$) from every angle; as @Brian Burke stated, jail time is at stake.

@Tom Gimer Thanks Tom...in this case there are two many issues that me as the seller and my future buyer just don't understand....especially with owner financing and lead paint disclosures etc , etc.....but I will put as much in the offer as I can but it will still have wording in the offer that it is contingent on our lawyers  creating a formal sales contract in "x" amount of days....I know of no other way to do this since I lack the knowledge to cover all the bases.....but I will take your advice and get as much in there up front ...if there is a better way then please let me know
