Maybe target this in your near future.Your current area may be a bit pricey but it might get cheaper if you head east, keep driving till a deal pencils out, for example.

I’m headed to BK court next week to petition the court to lift the automatic stay, thereby permitting me to resume/conclude foreclosure on a tax lien certificate in Maryland.The property is an investment for the owner, not a principal residence.It is a commercial brick shell & lot that is not presently producing income.

Im looking at buying a 25 unit motel but only want to do weekly and monthly rates my over head would be around 12k a mont.

Actually, our ideal spot for buying a house this past year was the area between Middletown & Burkittsville... but we couldn't afford the house and acreage we wanted there, so headed 15 minutes west over the mountain.

As mentioned, I'm very new to all things REI-related; just trying to wrap my head around concepts and find ways to apply principles to my specific circumstances. 

Or is it the opposite and they are heading off to find a less sophisticated investing group?

Hi Mark, While I'm not into the buy and hold game yet, this strategy has definitely ran through my head. 

The lender and the appraiser will look at this, so heads up on that, make sure it can be rebuilt as-is under zoning.James
