we have a very rough time finding wholesalers
and wondering what we are doing wrong.
Twice now. We have found a wholesaler either on Bp or at a networking meeting.
We will talk. They will show us a deal. We will disagree with their numbers and tell them exactly why we do. Thinking that if we communicate all this we can find a way to work with each other.
Then we never hear from them again. It just happened for the third time today, we had a wholesaler contact us that we found on back page. Her ARV was horrendously overvalued. We showed her our comps hoping to start a dialogue, and then she's poof, gone. And this particular property had a ton of comps all around the same value so we have no clue how we have a different opinion.
We don't understand. If they are passing on us because they believe we are rookie, why not hash out the numbers with us so we see where they're coming from in the hopes of doing more business?
Or is it the opposite and they are heading off to find a less sophisticated investing group?
Any input would be appreciated.
