Truth in advertising: I'm no newbie but have not yet operated this full strategy, but have seen more experienced investors pull it off.

Depends on the risk of the deal, the holding time, and the operator's track record.Consider that investors regularly have access to projects from very experienced leads where the leads are all investing their own capital, and that common terms may be 7% pref, 75/25 profit split, and say 1% acquisition, 4% management, and 1% disposition.I probably wouldn't take a chance on a new operator.  

As @Paul Timmins mentioned The Book on Estimating Rehab Costs will really help new (and more experienced investors as well) investors get an idea of what repairs and renovations will cost.

Best advice is to listen to real estate podcasts, join a local real estate investors association (REIA), and to network like crazy with serious/experienced investors.
