Newbie looking for suggestions

Hello everybody okay my name is Jennifer and I've always loved real estate this year my husband and I went to a workshop a three-day seminar about real estate investing and I have to say I love everything about it but can you share with me how you went out and did your first deal or found your motivated seller???and what would you say is the most important thing as far as real estate investing.

Are you looking to wholesale?  If yes most of them people finding success are using direct mail marketing from places like Yellowletters.com It usually produces the highest results. 

Try to see if you have a local REIA club in or around your local area and get plugged in. Local networking is very important.
