Is there a way to create an interest and foreclose outside of the tax liens (ethically)?

These are professionals with additional training and a stricter code of ethics.

This is way old, I know, but I was hoping to find a resolution as to the potential ethics (?)

The study material is primarily information dealing with FREC, legal situations, how to read metes and bounds and other forms of property identification systems, and ethics.

It's against the Realtor Code of Ethics and they can even lose access to the MLS.  

There are plenty of ways to operate ethically and legally with poor credit, if you are weak in one area, you need to be stronger in another area to make up for that weakness.

This is more of an ethical question than anything.

I'd then create a post on BiggerPockets saying where you are from and that you're looking for advice on how to find an ethical mentor in your area.

The source of the problem is operators/investors who try to follow guru methods, often they are unethical or illegal, so you're asking these other professionals to bend their ethics or legal issues to pull of some lame strategy learned on the internet, wrong way to learn.Other professionals who are good at what they do have reputations as well, just as you will have from your dealings.

It's about building relationships and trust.If the said person goes behind my back, not only is it poor ethics on their part, I'll know to never do business with them again, and I'm not one to go "around town" complaining, however, their reputation will suffer over time.
