You need to have enough cash to lock these deals up and occasionally eat a $500 earnest money payment from a deal that didn't end up closing for whatever reason.

You need a place to sleep and to eat something that takes precedence over buying an emerging artist's painting.

It may be cheaper to eat the difference now rather than slowly watch your loan balance trickle down.  

So I think it might be in a floor zone. 1 Bedroom aren't hard to rent we have a college about 20 mins drive away it is downtown area about 10 blocks away from where all the bar/place to eat and shopping are.

I think you will find that to be the case for all REIAs...But these events do cost money, and everybody's gotta eat!

However, it's a bit tough to flip at the lower price range just because if anything goes wrong, it could really eat away your margin.

If you have to finance it creatively, you will probably have a shorter loan term and a higher interest rate, which will eat into cash flow. 

Came back and tossed it outside my truck window till they all were too stuffed to eat anymore, then animal control picked them up without any issues.
