Obviously there's no market that's going to have great numbers for every single one of those aspects, but we kind of weighed them all together to come up with a few metro areas that looked good.Once I found some markets that looked interesting, we then narrowed our search to specific areas within those metros. 

But then, I guess we need to define "sick".

He swears by the privacy aspects of land trusts in our kind of RE deals.

But at this point, I am limited to a defined budget.I went to ListSource.com and generated a list for my area of homes with 40% or more equity, 3+ bedrooms, 2+ bathrooms, no junior liens, property value $75,000-$200,000, single-family home, and an age of 65 or older (not set on old folks but looking for filters).

By this I mean making sure your lease is locked down (ours even prohibits parties and defines how many people makes a party), then cover the lease in detail with them and then hold them to it
