Good to meet you JustinI tell my Coaching Students to not leave their job until they have "Saved" while earning, due to real estate, twice their JOB Income. 

Unlike what all the coaches and infomercials teach, you cannot simply go online and buy some software and pick and choose which deal you want to get. 

This isn't the case for real estate since when I started looking into real estate, I learned my lesson and got a coach, started attending meetups, and got educational programs.

@Gregory Tran - you got it exactly Gregory - it was the language of sales coaching series - to be honest I wasn'T disciplined enough at the time to put most of what I learned into practice which I now regret.  

As I was walking out of the closing on my way to the bank, I couldn't help but wonder how a flipper would have fared on this deal.I'm not telling you this to brag, but to give you perspective from a buy and hold real estate investor who doesn't have a ten thousand dollar course and coaching program to sell you.
