They generally take good care of the home and I am able to find a new tenant with 1 week of vacancy or less.They will stay longer than the two individual roommate types, which are also okay.

These are credit stressed individuals that are still good people looking for a home..

Again I am no authority but those are my 2 cents.

We were going to try to sell the units or individually as town homes during construction and rent if they were not sold by completion.  

You strike me as a budding author. 

I personally think that a 4 bedroom would be hard to rent to students unless you did individual bedrooms.
