Couple of random thoughts...I would probably try a hybrid approach.

Looking forward to seeing what's going on around North America and how other people approach real estate to achieve their objectives.

Maybe I just didn't understand.It's not that often that a regular person can buy real estate cash - what am I missing that you haven't approached lenders?  

Tenant should adhere to a healthy lifestyle and perhaps engage in professional sports like football lineman or basketball center. 

Spring and summer months are approaching and I will probably close just before March.  

Any time...If anyone thinks that real estate investing isn't a "team sport", they are mistaken...

The obvious is list it with a Realtor, but are there any different approaches that seem to be working.Though about just putting it on the MLS myself, I think you can pay a fee, and have it listed there without going through a Realtor.My goal is price it attractively a little below market, and try and get a quick sale. 

I am seeking advice on how to approach this situation.

(I have the Series 7 and Series 63 securities licenses so I understand sponsorship).My question is how to I approach a broker to get licensed?
