If you don't have $1k to tie-up the deal, I would imagine you should assign the contract to someone and make your profit up front instead of staying in the deal.

I found from driving around, saw a nasty tenant house, looked up the owner and left messages on the phone #'s that looked to be tied to the owner.

@Jonathan Alexander I'd look at it more in the shoes of the note signer: for signing a note and being fully responsible for $200,000, you're promising him $200 a month.

It tied up the closing for 3 days waiting on HUD to sign off before the title could be transferred.
