I believe in Canada the title/deed to the property must transfer into your name before you can resell.

@Scott SchultzI just pulled a closing statement for a closing I had last year (pre-TRID) for a 254k home (loan amount was 203k), and the buyer's fees were:Loan origination - 885Appraisal fee - 425credit report - 14Tax service - 90flood certificate - 9.50Mortgage interest for 3 days - 63Homeowners Insurance - 627Initial deposit for escrow - 1655Lenders title insurance - 1021Attorney fee - 650 (would probably be more like $850 post TRID)Owners title insurance - 78recording fee - 82There were also HOA dues and transfer fees that totaled about $500.

Please correct me if any of them are wrong:The tenants lease will continue until either a) we agree on a termination or b) she is evicted.Deportation is not de-facto grounds for eviction/lease termination (even though my lease is non-transferable).If she fails to remove her belongings or have them removed, I will have to proceed with eviction.Questions I have:Am I justified in keeping the security/damage deposit?

They can't simply wholesaling.An agent's broker won't be real happy flipping contracts, commissions are due when title is transferred, not paper, unless special arrangements are agreed to, you're cheating the broker.
