Help with SD-IRAs

Hello!

I am new to BP, and have my first property under contract. One of our private investors has asked for some guidance re: transferring to a SD-IRA.

Who are the trusted and main companies doing Self Directed and who have you used?? I’ve sent them all the links and literature I can find, just curious if anyone here has personally done this or coached others on what companies to use. They are in CA if it matters.  

If they move it to self directed can he ever transfer it back to a Roth IRA at some point?

Lastly, what is the average, (and also the shortest) turnaround time you've seen to do the transaction?
